RENTAL GUIDE

Renting in Belgium: Apartment Search Checklist

When comparing apartments for rent in Belgium, look beyond the monthly headline price. Prepare documents, check the contract and record the property's condition before moving in.

Calculate the real monthly cost

Ask whether service charges are included and whether they are fixed or reconciled against actual costs. Add utilities, internet, insurance and transport to your budget. Ask what heating system the property uses and request its energy performance certificate (EPC/PEB).

Read the rental contract

Rental rules differ between Flanders, Brussels and Wallonia. Check the lease duration, notice periods, indexation, repair responsibilities, registration requirements and how the rental guarantee is arranged. Confirm current requirements with the relevant regional authority or a qualified local professional.

Prepare for a viewing

Document the move-in condition

Complete the required condition report or inventory with the landlord. Record existing damage and take dated photographs. Keep a copy of the signed lease, inspection report, deposit documents and payment receipts.

Avoid rental scams

Be wary of pressure to pay before you have verified the property and the person's authority to rent it out. Treat requests for unusual payment methods, refusal to arrange a viewing and inconsistent documents as warning signs. Do not send money solely to reserve a property based on photographs.

Make a side-by-side comparison

For every home, record the total monthly cost, deposit, lease terms, energy rating, commute and repair concerns. A slightly higher rent may be better value if energy costs and travel expenses are lower.
