What to budget for beyond the asking price

A property budget should describe the whole move, not just the number on the listing.

Transaction costs

Depending on the property and region, a purchase can involve registration duties or VAT, as well as professional and administrative costs. The applicable rules are not identical across Belgium.

Financing costs

If you are borrowing, ask for a complete view of the financing cost rather than focusing only on the headline interest rate. Include fees and any insurance or other requirements that apply.

The first six months

Moving often creates a second budget: repairs, painting, appliances, furniture, utilities and small improvements.

Renovation deserves its own line

If a home needs work, separate urgent repairs from improvements that can wait. Energy performance, heating, windows, roof condition and structural issues can affect both cost and the order of work.
