A calm checklist for buying a home in Belgium

The best property search is not only about finding a home you like. It is about reducing surprises before you commit.

1. Define the real budget

Separate the purchase price from the wider cost of the transaction. Ask your bank, notary or adviser which costs apply to your situation and region, and leave room for immediate repairs, furnishing and moving.

2. Understand the property itself

Look beyond photographs. Ask about the condition of the building, recent works, energy performance, maintenance history and documents that should be reviewed before committing.

3. Compare the location at different times

Visit on a weekday and at the weekend if possible. Check the actual journey to work or school, nearby services, parking or public transport, and the character of the surrounding streets.

4. Ask who handles the legal steps

Real-estate purchases involve formal documentation and, depending on the transaction, a notary. Clarify the sequence of the offer, agreement and authentic deed with the professionals handling your purchase.

5. Keep every assumption written down

If a feature, renovation, deadline or inclusion matters to your decision, ask for it in writing.
